The Electro-Mechanical department is responsible for the upkeep and upgradation of common area assets. Areas like Power Generation & Distribution, Air-conditioning of common areas, Electrical Installations, Plumbing, Carpentry, Civil and Telecommunications fall under its purview.
Scope of Services:
Operation and Maintenance of HT/LT Electrical Installation.
Operation and Maintenance of Common Area Lighting.
Operation and Maintenance of Ventilation & Exhaust System.
Operation & Maintenance of DG Sets.
Maintenance of electrical installations and fittings in the complex including repair, replacement of bulbs, tubes, wiring, switches, sockets etc. in common areas.
Maintenance of plumbing, sanitary fittings and fixtures in the complex including repair, replacement of wash basins, WC seats, urinal stalls, taps, flush fittings, cleaning of choked drains etc. of common areas.
Maintenance of all firefighting equipment / systems including extinguishers.
Maintaining log books along with daily, weekly and monthly checklists.
Recording and monitoring of the power consumption of the entire complex to prevent any wastage of energy.
Monitoring of AMCs concluded for various equipments to ensure agreed service levels are achieved.
Ensure operational availability of all elevators in the complex.
Maintain history and record of all equipment / systems.
Ensure that PPM and breakdown maintenance is carried out as per OEM recommendations or correct engineering practices. All safety checks are to be carried out prior to putting the equipment in service.
